Sourcing New Listings
The brokerage needs listings to grow. Here's the playbook for dock walking, neighbor outreach, cross-industry referrals, and the pocket-listing ecosystem.
New listings are the lifeblood. Especially for newer brokers, your book of business is built on inventory you control — not buyers you hope come in.
Door-knocking and dock walking
When you're on a sea trial or a preview, look down the canal at every nice boat. You already have the social proof of being at a neighbor's house — use it. "Hi, I'm with High Seas Yachting, I was just down the canal at your neighbor's. Have you ever thought about selling?"
Pocket listings & in-house sharing
- Always bring pocket listings to the weekly meeting or post them in the team chat with full details.
- If someone else has a buyer for your pocket listing, the deal gets done in-house and we both win.
- Buyers and sellers don't care who introduced who — they care that the deal closed cleanly.
Cross-industry networking
Yacht buyers also collect supercars, fly private, and buy luxury real estate. Build relationships in those adjacent ecosystems — Raymond James reps, exotic car clubs, jet brokers, real estate teams — and you get warm intros that cold prospecting never delivers.
Complimentary market analyses
Offering a free, no-obligation market analysis is one of the easiest ways into a listing conversation. You bring data; the owner gets value; you earn the right to the listing call when they're ready.
